About:
Modus is proud to have assisted in the Development Approval for a Mixed-Used Commercial in Victoria Point, Queensland. The three-storey development adopts a ‘Building That Breathes’ design approach, and provides sought after Health Care tenancies on-site to service the surrounding communities.
Challenges:
The key challenges of this project pertained to the total on-site car parking supply, of which didn’t directly meet Council’s requirement based on the limited information known about Staff and Visitor numbers.
Solutions:
By applying Modus’ strong understanding of car parking cross utilisation theory, modal transport considerations based on the surrounding Residential uses and understanding of industry standard parking survey data, Modus was able to determine the required parking requirement to meet the peak parking demand. This methodology was supported by Council upon submission of the Development Application.
