THE GALLERY by GRAYA: Tailored Traffic & Waste Solutions

About the Project:

The Gallery, by Graya, is a mixed-use Retail and Residential development accommodating high-end residences and premium retail uses, located along Brisbane’s iconic Racecourse Road. Accommodating 39 Units and over 1,000 sq.m of retail floor area, The Gallery combines retail, residential and hospitality into a consolidated site to service the surrounding community.
Modus Transport and Traffic Engineering were engaged to deliver our Brisbane-based traffic engineering and waste management expertise to support the project’s Development Application.
Our scope included preparation of a Traffic Impact Assessment, a detailed Swept Path Analysis to assess service vehicle manoeuvring, and a coordinated Waste Management Plan to address residential and retail waste requirements.

Our internal Transport Advisory and Waste Management teams worked collaboratively to alleviate servicing constraints, vehicle access, and the integration of refuse storage. The outcome was a site-specific strategy intended to improve service vehicle access and waste operations, and aimed at reducing conflict points between private vehicles, service vehicles, pedestrians and cyclists.

Challenges:

Traffic Engineering Challenges

The scale of the development limited the available on-site servicing area. The layout could not safely accommodate multiple large service vehicles simultaneously.

Without intervention, this would have increased the likelihood of heavy vehicles reversing long distances within a high-traffic environment shared with private vehicles. That scenario introduces inefficiencies and safety risks, particularly during peak periods.

Waste Management Challenges

The development required integration of multiple consultant inputs, including parking layout, structural design and landscape outcomes. As a result, the ground floor footprint available for waste infrastructure was limited.

The design needed to accommodate both residential and non-residential waste streams while maintaining compliance with council waste management requirements.

Solutions:

Traffic Engineering Solutions

Modus developed a site-specific Service Management Plan as part of the broader traffic engineering strategy.

The solution incorporated:

  • A controlled service arrangement to limit concurrent heavy vehicle movements

  • A frontage-mounted beacon system to signal when the service bay is occupied

  • Recommended operating protocols incorporated into the Service Management Plan

The beacon system provides real-time visual confirmation to approaching drivers, reducing unnecessary site entry and reducing the need for extended reversing manoeuvres.

This approach was designed to improve traffic flow and aimed at reducing conflict points between heavy and private vehicles, supporting a more efficient servicing arrangement within constrained site conditions.

Waste Management Solutions

Modus prepared a coordinated Waste Management Plan that aligned with the site’s architectural and structural constraints.

Key elements included:

  • Strategic planning of residential and retail refuse collection rooms

  • Integration of waste management equipment and compaction technology

  • Optimisation of available floor area without compromising access or functionality

The introduction of compaction systems reduced required bin storage volumes, supporting operational requirements and assisting with alignment to council expectations within a constrained footprint.

The solution was also designed to allow flexibility for future changes in retail tenancy or increased waste generation, supporting longer-term operational needs.
