ENCLAVE by GRAYA™ is a boutique luxury residential tower set to make a statement on the Gold Coast skyline. As GRAYA’s first vertical development, the tower presented unique site and design challenges that demanded technical precision, spatial efficiency, and local compliance.
Modus Transport and Traffic Engineering was engaged to deliver a tailored traffic management plan and expert waste management consulting in support of the Development Approval (DA). Our team collaborated with the architect and project stakeholders to ensure seamless access design and integrated waste solutions aligned with Gold Coast City Council planning regulations.

Tight site constraints made standard basement ramp and circulation designs impractical.

Traffic Engineering
Applying our comprehensive understanding of signalised one-way ramp design and functionality, we designed and implemented a safe and efficient vehicle circulation system within the size constraints.
We liaised directly with the client to understand the expected luxury vehicles on-site, in which a customised ramp design was implemented to prevent vehicle scraping for luxury vehicles such as Lamborghinis and Porsches.
Waste Management
By liaising with the client and project team and applying our understanding of the planning scheme requirements, we designed and achieved a desirable outcome by ensuring the refuse chute disposal is integrated with the discharge area on the ground floor and provides an acceptable transfer and collection arrangement.
