About:
The development proposes a mixed use centre comprising of showrooms and fast food land uses. The site is located within Idalia and is within the wider Fairfield Master Plan to cater for the growing area.
Challenges:
Traffic generation and impact on the external road network was the biggest difficulty with the project as it is located within close proximity to the state controlled road network. The development could only be access utilising the state controlled road network.
Solutions:
Modus worked closely with the client, Council and SARA to clarify the proposed development traffic generation and associated impacts. Based on the revised impacts, Modus negotiated a solution which was acceptable for all parties.
