Waste Disposal via Chute Systems

Modus is seeing a growing trend of queries from our clients relating to waste disposal via chute systems.

Many local Council’s either have a blanket threshold (i.e. over a certain number of levels) for when you are required to utilise chute systems for waste and/or recycling disposal within a development, or have no guidance stipulated on when chute systems are required.

What is a Chute System?

By definition, a waste (or refuse) chute system is a passage through which refuse (waste and recycling) is carried, by means of gravity, and discharged into the bins (typically 660L or 1100L) located at the bottom.

Chute systems are typically found in medium to high density multiple unit developments, spanning over several stories in height. Whilst chutes are convenient for residents, they may not always be the best outcome for the intent of the development and can generate maintenance and cost implications.

Disposal Methods

The three (3) main disposal methods are as follows:

  • Option 1: Residents dispose of waste and recycling directly to the bins (wheelie or bulk) located in the refuse room / area.
  • Option 2: Residents dispose of refuse directly to the bins located on each floor, where the designated caretaker will transfer all bins to the refuse room.
  • Option 3: Residents dispose of refuse into refuse chutes (single, dual or diverter), where the refuse will discharge directly into the bins (typically bulk bins) located on the ground or basement levels. A small bin / crate should also be provided for larger recyclable items that will cause blockages within the refuse chute.

Depending on the size and yield of the development, any of the above options can be applied. The team has experience with all of the disposal methods.
